Simple Bridging UK - Where it all began

Simple Bridging UK was founded by Abraham Bolel whose property expertise spans more than two decades , after starting out with a portfolio and buy-to-let properties and student accommodation. In 2011, Abraham became Director of Property Investments North East LTD where he successfully used his expertise to source, refurbish and find tenants for investments across the region.

Abraham has introduced an impressive £7 million plus worth of property to extremely happy clients who knew they could rely on his experience to find quality investments. The sale of Abraham's previous company in 2015, he moved on to focus his expertise on bridging finance.

He remains at the helm of the Simple Bridging UK, accompanied by a handpicked team of professionals, where they continue to be trusted by their clients and respected in the industry.

What is the monthly rate?

The interest rate is (generally) 1% per month

Do I need an exit in place?

The exit or repayment method is perhaps the most important aspect of a bridging loan. There must always be a realistic exit but it does not have to be in place when the bridging loan draws down.

Do you accept 2nd charges as security?

No. We are not currently accepting Second Charges as security.

What are the costs involved?

The costs are the interest you pay, an arrangement fee of the loan. Legal fees and a valuation fee.

What can I use my loan for?

It can be used for any purpose.

How much can I borrow?

We can arrange bridging loans from £30,000 - £5,000,000.

Is there a charge for making an application?

No.

What type of security will you lend against?

We will lend on all types of residential, commercial and semi-commercial properties.

How long will it be before I receive my funds?

We work within your timescale. We have completed loans within as little as 24 hours.

Can I settle my loan early?

Normally only after 3 months.

Can I convert my bridging loan into a longer term loan?

Yes. We are closely associated with companies that specialise in long term loans and mortgages.

Can I apply if I am self employed and do not have a set of accounts?

Yes.

Can you help people with County Court Judgements (CCJs), arrears and/or adverse credit?

Yes.

Am I able to borrow finance on a property on which I already have a mortgage/other charges?

No we only lend on a 1st charge.

Do I need a solicitor?

Yes, you will need a solicitor to act for you and we use a solicitor acting on our behalf as the lender.

Do you lend to Limited Companies?

Yes.

Where do you lend?

All property used as security must be in England. We do not currently lend in Northern Ireland.

What is the Maximum LTV?

The maximum LTV is dependent on the property taken as security. Usually 70% to 80% of the value of the property.

How long can I borrow the money for?

From 3 months to 12 months.

Valuation Fee

This is instructed by Simple Bridging UK and paid by the borrower.

Can I borrow 100% of the purchase price?

Yes, providing strict criteria are met AND you have additional properties to offer as security.
