Bridging Loans
Whether you’re buying at auction, refurbishing a property or need more time to complete a project, Simple Bridging can help. We offer short-term finance for residential, commercial and mixed-use properties, with a straightforward approach focused on your plans.
Bridging Finance
A standard bridging loan is short-term finance secured against a property, often used when funds are needed before a longer-term solution is in place. Terms are typically 6 to 12 months, with the loan usually repaid through a property sale or refinance. Interest can be paid monthly, rolled up for repayment at the end, or retained from the loan at the outset.

Auction Finance
Auction finance helps you secure a property when the deadline to complete is tight, typically 28 days after the hammer falls. At Simple Bridging, we can often use a desktop valuation, saving time when every day counts. Once you’ve completed the purchase, you can focus on your plans for the property, whether that’s refurbishment, refinancing or sale.

Refurbishment Finance
Refurbishment finance can help fund both the purchase of a property and the work needed to improve it. At Simple Bridging, we can offer an additional top-up alongside the purchase loan, releasing funds to help you complete your project. This gives you the finance to move from purchase through to the finished property.

Rebridge Refinance
Property projects don’t always run to schedule. Planning delays, bad weather or unexpected costs can leave you needing more time or funds before your current bridging loan expires. At Simple Bridging, a re-bridge can refinance your existing facility and, where available, provide extra funds to help you finish the project and avoid potential default or penalty charges.

Development Exit
Development exit finance can help when your existing bridging or development loan is nearing its end and your project is not yet ready to sell or refinance. At Simple Bridging, we look at the work completed, the costs remaining and the time needed to finish. We can then provide the funds and time you need to complete the project and reach your planned sale or refinance.

Commercial Bridging
Commercial bridging works much like a residential bridging loan, but the finance is secured against a commercial property, such as a shop or office. At Simple Bridging, we also finance semi-commercial properties, often called mixed-use properties. A common example is a ground-floor shop with a self-contained flat above it.
